Who Owns Them Now? (Not Paul Koenig)

When a property becomes owned by a slumlord, or is touched by mortgage fraud, that property is quite unlikely to immediately go back into the hands of a quality owner - whether the house is homesteaded or not.  It's been long enough since the "One Man Housing Crisis" of Koenig/Pamiko/Marklee Construction/MCK Investments/Dream Homes/Did I forget any LLC? collapsed on itself, so its time to take a look at where those houses ended up, starting with...

That list comes from the original post on Johnny Northside, The Unabridged Pamiko Property List.  One of the unforeseen benefits of compiling those live links is that one can very easily go back and click on them to find out who currently owns these homes.  There are fifty-eight properties on that list.  All but one property is still standing, a duplex lost to tax forfeiture, sold from the county to the city, and then demolished.  Three houses are homesteaded.  Another three are on the boarded/vacant list:  1017 22nd Ave N, 3238 Aldrich Ave N, and 2420 James Ave N.  2420 Bryant Ave N, the famous $2.5-million foreclosure is listed as not having utilities.

Unlike Paul Koenig, each and every single person who now owns these homes is current on their property taxes.  So there's that at least.

Aspen Funding LLC, which inexplicably gave Pamiko a cool $500,000, still has five properties.  They own the three vacant homes as well as 1340 and 2314 Sheridan Ave N.

Minnwest Bank also still owns 3242 6th St N and 1611 Hillside Ave N.

"Assertive Mpls Props LLC" owns six properties:

Four of those six properties has a rental license in review.

Two of those properties have nuisance assessments and another two have rental licenses in review.

By far, the biggest beneficiary of Koenig's downfall appears to be James Tindall, Jr. of Broadway Avenue LLC.  They have picked up twenty of the fifty-eight Pamiko foreclosures.

Tindall has relatively few assessments against him and his LLC, but thirteen of the twenty properties have had a license in review.  Ten of those thirteen were in review as of August of 2011.  Right now, it's looking like the people who have benefited the most from Koenig's foreclosure bomb might not be such great neighbors.

  1. If any of these are in Hawthorne, they should be demolished. Because that's what we do in Hawthorne. We demolish. It's the Hawthorne way. Well, and the Hillside way too. Yes, if they are in Hawthorne or Hilliside Avenue, they should definitely be demolished.

  4. @M. Clinton, if it's any consolation, the one house that was torn down was in Hawthorne. Having gone and seen the devastation of some of Koenig's properties, there are a few that I really wouldn't mind seeing meet a backhoe. Those are still standing though.

    @Anon 7:47, that part isn't entirely clear. The city's last sale date and last purchase price are notoriously inaccurate on their own website. For instance, many of the links say the last sale date was in 2005 or 2007 even though there have been several transactions on the properties since then.

    I do know that for better or worse, many non-profits claimed they couldn't acquire Pamiko houses from the various banks after foreclosure. The reason was that Koenig almost exclusively bought or converted homes into duplexes. The banks wanted to sell the homes using value determinations based on income-producing potential. Those calculations were quite different than what others believed to be market values of the houses.

    So how much did the new owners pay? It's unknown, but perhaps too much.

  5. @Anon 11:03, I'd like to know the answer to that question as well. What DOES it mean when a license is in review? What kinds of things happen for a license to arrive at that stage? How long might such a review last, and what are the consequences for having, let's just hypothetically say, a baker's dozen such licenses in review at the same time?

  6. In regard to your photo credit, I don't know if it's accurate to say the Koenig blog is "defunct."

    Didn't it just go non-public after it was found by those of us interested in Paul Koenig's slumpire?

    If it wasn't for this slow-as-hell server in Afghanistan, I would be posting a live link to the "prayer to Baby Jesus" scene in Talladega Nights. Just because, well...

  9. That might be true most of the time or SOME of the time, however...

    This is the reviled and loathed Paul Koenig, he of the Dream Homes fiasco, the man described by the Star Tribune as a "one man housing crisis."

    Somehow, I think "license in review" doesn't bode well in this case.

  10. "Assertive Mpls Props LLC" is owned by Dana Van Hout who operates the "This n That" store which operated in the downtown Sky-way since 1989 and now is looking to expand locations to include second hand, recycled paint, and consignment items in South Minneapolis.

    Local apartment owner James W. Tindall Jr. has paid nearly $1.2 million to HCP Properties Inc. for two Minneapolis apartment buildings after HCP’s parent company, J.P. Morgan Chase, foreclosed on HCP.

    HCP, based in Chatsworth, Calif., sold the buildings to 3030 Pleasant Avenue Estates LLC, listed at 2400 Blaisdell Ave. in Minneapolis. The address and phone number belong to Pro One Management, which Tindall owns. Tindall didn’t return calls for comment.

    The Sept. 6 deal included $669,000 for a 29-unit building at 2022 Park Ave., built in 1967, and $506,000 for 22 units at 2110 Park Ave., built in 1959. The low-rise brick buildings are across Park Avenue from Peavey Park.

    A J.P. Morgan Chase official confirmed the sale but declined to comment further.

    Property records show that Mena’s Properties LLC of Minneapolis bought the two buildings for a total of $2.1 million in 2003. The manager for Mena’s Properties is listed as Maximo Mena of Farmington. Calls to Mena’s phone number went unanswered.

    This is Tindall’s second acquisition in recent months. In May, Pro One purchased 20 distressed residential properties in Minneapolis in a $1.55 million package deal with Minnwest Bank Metro in Eagan.

    1. I for one know I lived at 3119 for 3yrs all the sudden me and my kids were put out due to that bank which it wasn't the bank the guys name who took over was david sparr once he sold the bulding it went to hell and all the sudden they put us out...

  18. Look like Mr. Tindall has done a contract for deed to a new drug dealer at his 2211 6th ave n property. I watch the sells the other day and he has a new truck in the hood.

  19. For Tindall, the 2400 Blaisdell Ave S property that he owns and gets his business mail at is called the Blaisdell Mansion. It has lots of offices, and before he owned it it had small professionals renting in it, but now it is mostly empty because everyone left when he started renting to prostitutes. Today there are a few legit and a few non-legit masseuses there.

    Also, Tindall now owns at least a few of the apartment buildings (2731/2741 Pillsbury Ave S) that used to be owned by Gerald Snyder, who in the 90s was considered by many a slum lord.

  21. All I know is I lived at 3119 queen avenue and one day they decided to come put us out me and my family loved it there and made it home till one morning they came and threw me and my kids out I hate that man if u don't give up the goods ur next....

  22. Believe it or not I would rather have Paul Koenig in my neighborhood VS Jim Tindall. Jim is a former coke head and fashion designer. He used to like to keep the business hours of 2PM - 2AM. Jim often likes to use force & intimidation when dealing with people & would scream & swear at his employees. Like Koenig, Tindall will low ball distressed properties and rehab them with his crew. Jim likes to take a large down payment on a CD, collect payments & then take the property back when they default and start the process all over. Jim used to have several large communities in the metro managed under Pro One, doing a current search only shows 2 larger properties. Knowing both men, I would love to have a front row seat behind closed doors with these two as I know it would be a good show!
