Plywood and Chicken Wire and Glass Block Windows, Oh My!

Last week I wanted to see Mahmood Khan's dilapidation at 2639 Oliver so I could be certain it's as bad as everyone says (it is).  I don't normally pick on random properties just for the heck of it.  Instead, I try to focus on specific problem landlords or poorly done replacement windows.  Every once in a while though, a house is in such an egregious state of disrepair that it just begs for a 311 report.  And that's the case at 2701 Oliver Avenue North.

Just look at it.  How in the WORLD is something like that even permissible?  Glass block windows are on the second floor, and even then, they aren't installed correctly.  One segment is upside-down.  Next to that is what I am generously calling a window, although it's broken and so is the plywood around it.  This is also the first time I've seen chicken wire used in this way.  Around the corner on the north side of the house are two windows that almost look like they could be repaired.  But sometime recently, these windows became self-aware, realized they are in imminent danger as long as they are attached to this property, and have clearly been plotting their escape.

Then we have the paint job, which looks like it was done by a four-year-old who wanted to prove to mommy and daddy that he doesn't always have to color inside the lines.  This is one of the few properties that would be improved if Keith Reitman handled the painting.

As I was snapping these photos, a tenant came up and asked what I was doing.  I informed her in no uncertain terms that this house was in terrible condition and I was going to report it to 311.  She said her landlord has been a good landlord, and that she hasn't had any problems with him.  Now that's certainly interesting, because according to the city's website, Brandon Fischer and Kevin Owen don't have a rental license

The 311 report I filed mentions the apparent lack of a license, the numerous window problems, and the fact that there are no house numbers on the front of the property.

  1. I feel bad for the tenant. That place is probably full of bugs and mold. The guys that installed this garbage probably laughed their butts off as they drove back to the 'burbs.

  2. It was a do iy yourself job by the owners! You should see the uneven stacking of bricks and cinder blocks that hold up the two front porches. They boarded over them on the same day an inspector was sitting outside the property. I dony know if the inspector was signing off on a job NOT well or evwn done or just having lunch. At least the broken 6ft blinfs are no longer hanging from the two very uneven posts in the middle of the yard. As far as I have been able to verify with the City these two owners dont pull permits, they just wait for something to blow into the yard or fall off of one of Khans houses and nail to the biggest hole within reach.

  3. Oh Ya! The old turn-the-porches-into-bedrooms trick to squeeze a few more bucks out the welfare moms.

    I think these guys ought to be sentenced to 10 years of solitary in their own shithole!

    1. To set the record straight I am Kevin Owen I and Brandon Fischer own the home at 2701 Oliver ave north. We both live there. the porches were turned into bedrooms in the 1950s. after the tornado we removed the slate siding. There is no permits needed for painting of your home.I am retired after 40 years working and live on a fixed income and I do appagize that this home is taking so long to get finished. I believe that when teaching what works for one may not be what works for other. Some times you have to let them learn by trial and error which is one of the good things in construction you can always remove and repair and when you do you will get it and remember were you went wrong and there are no short cuts. I too have to shake my head at what is drug home LOL I think we might have finally figured out that even though you own the property the government has final say on what you can and cant have in your yard. And believe me the inspectors have given out some big fines to the point I thouth they had a vendetta for us but alot of it has come right after the blogs about our home. The city inspector was only trying to not get thrown under the bus. Knowing that were under the spot light the yard is being kept to the letter of the law as my home is inspected every day yes every day.

  5. While it's not the nicest look, you gotta deal with the materials you have. I really like the glass block window room though. It looks pretty awesome. I would feel like I live in an igloo if I had a room like that. Nice work.

I know the difference between taking on a property that needs extensive repair over time and won't look so great while that's ongoing, vs. doing shoddy, shitty work that's not up to code or basic livability standards. You, sirs, were doing the latter. I didn't cost you that house, you lost it YOURSELF. Look at it now. The best thing that ever happened to that place was to have someone other than you restore it.
